Owner Finance

DRC often has properties available for sale offering “Owner Financing” Terms. This is a great option for buyers who can’t qualify for a typical mortgage or who just want the ease and convenience of not dealing with a bank.

How does it work?

It works a lot like a traditional closing except that the seller becomes the lender. The seller passes ownership of the property to the buyer by deed. The buyer signs a note and deed of trust promising to make the payments and pay taxes and insurance. After closing, the deed and deed of trust are filed of record at the county. The Buyer becomes the owner of the property and the Seller becomes the lien holder. There is no prepayment penalty so buyers can pay off the mortgage early if desired. Interest rates are usually higher with seller financing than what a bank will offer. However, closing costs are much less than a traditional mortgage. The entire process is simple and easy.
